California Pines Blvd is maintained by Modoc County but the roads within the subdivision, like Buckboard Rd and Wyatt Rd, are maintained by the California Pines Property Owners Association (POA). The association dues are $95 per parcel per year.
This lot is zoned for residential use. Single-family and manufactured homes are permitted. Prior to obtaining a building permit, the county requires that a source of potable water be established, which would mean a well. A septic system is also required prior to building.
This area is buildable. You may have noticed in the pictures and video posted on this page that a nearby property owner (approximately 225 ft northeast) is in the middle of developing his or her lot. The building site is separated from this property by a stand of tall pine trees.
