Can I go visit the property before I make a purchase?

Yes, of course! Please feel free to visit the property at your convenience prior to making your purchase. We encourage this and, when possible, provide GPS coordinates, maps, and driving directions on each property page. If you need more help locating the property, we’ll be happy to help.

Is someone able to meet me at the property or help me find it?

We're not able to meet you at a property, however, you are welcome to visit the property you’re interested in at any time that’s convenient for you. Where available, the street address, GPS coordinates, and directions can be found on the property page. Feel free to contact us should you need additional assistance locating a property.

Are there any liens on the property?

No. All of our properties are free from liens and any other encumbrances to the extent publicly known.

Can I buy from you even if I don't live in the state the property is in?

Yes! You can purchase a property no matter where you live, even if you live in another country.

What is the monthly note service fee for?

Unlike cash sales, owner-financed transactions require ongoing services, like access to a payment portal. We charge a small monthly fee to provide those services as long as you’re making payments. If you pay your loan off early, you can avoid service charges you would otherwise have paid if you continued to make the minimum monthly payments.

Why is your mailing address in California if the business on the paperwork is a New Jersey company?

The Company was formed in New Jersey, but virtually all the land we buy and sell is closer to California than New Jersey, which is why we have ties to California. That way, we can save a day or more in delivery time when we conduct business through the mail. In the end, it’s about delivering a better customer experience.

How do I qualify for owner financing?

To make land ownership more achievable, everyone qualifies for owner financing. We do not perform credit checks and there are no pre-payment penalties.

How do I purchase a property?

Once you’ve decided on the right property, you can check out directly on the property page with your credit or debit card by following the onscreen prompts. We offer several purchase options for every property. All you have to do is select the one that best suits your needs. Don't have a credit or debit card? Contact us at sales@landilla.com to discuss alternative payment arrangements.

What happens after I purchase the property on the website?

After you have purchased the property, our experienced team will immediately begin preparing the documents needed to support your purchase option. Within three business days, we will send those to the email address you provide during the checkout process for you to review and sign electronically.

How do I make my monthly payments?

For customers who take advantage of our owner financing option, we set up automatic withdrawals from your bank account (ACH) with GeekPay (https://geekpay.io/). GeekPay provides a user-friendly borrower portal so you can view the status of your loan and make additional payments at any time.

How can I be sure I'm dealing with a real company?

If I look on the county records, will I see "Landilla"?

We take ownership of properties under our corporate name, so “Landilla" will not show as the property owner in County Records. The company listed on your contract will, however, match the owner name in county records.
