All of our purchases begin the same way, which is by viewing the land listing on our website. Once you’ve made your decision on which property you want, you would just choose 1 of the 2 purchase options, and pay the upfront amount.
After you go through this process, you’ll have an email with your closing documents ready for you within 3 days. All you’ll need to do is review and sign them electronically. Depending on which of the purchase options you chose, you’ll receive different documentation. Let’s take a look you’ll receive depending on your purchasing option.
Once you complete your closing packet, you’ll immediately have possession of the land (which means it’s time to celebrate!). Shortly after completing your packet, our transaction coordinator will set up your loan with our loan servicing company and send you instructions to access and review those details.
Then you’re all set. But things work a little differently when you choose the cash purchasing option.
If you plan on closing the deal in house, which we don’t charge for btw, the next step is to decide how you’re going to pay the purchase price. This is typically done with a credit card, debit card, wire transfer, or cashier's check.
Once completed, we’ll prepare and submit the change of ownership documents to the county for recording. That said, you can always choose your own title company or lawyer to close at your expense. And if that’s what you prefer, we will send the Agreement to your title company or lawyer who will then handle the money and any remaining paperwork.
Now, let’s see how the reservation option works.
Within three business days of making your payment, we’ll email you an Option to Purchase Real Estate Agreement for your review and digital signature. To exercise your option, follow the instructions on your Option Agreement. If you decide to do so, the amount paid for the option will be applied to the purchase price for the property.
And once that process is complete, you will finally have ownership of your very own piece of land! Please bear in mind that all of these options are made to be as easy as possible. And if at any point of this process you have any questions, our team will be more than happy to answer them for you.
